Modern Exterior House Options | New Build

I wrote in my last post that we had finalized our MAIN LEVEL FLOOR PLAN! Woohoo!! I feel like we’ve been talking about building a house forever and now that we have the floor plan figured out, we can finally take a step forward.

I wanted to give you all an update of where we’re at with the building process. We are currently waiting on our draftsman, Tony, to get all the plans finalized like the foundation plan, elevations, building sections, etc. We are hoping to get it back the end of the week.

While we are waiting on that, Blaine has talked to a few subcontractors already especially to see if they are available for this project since we know there are so many people building right now! Blaine’s number one priority is to get someone at our property to get a soil sample. This needs to be done first for companies to provide us septic bids and foundation bids. Other subcontractors he has spoken to are two framers, one plumber, two septic companies, one HVAC company, and one electrician.

Since I had shared the process of how we got to the final floor plan on my last blog post, I wanted to share the process of the exterior. I love a clean simple look and that goes with the exterior. I don’t want the “fillers” like the windows that are up high just for aesthetic purposes. I may be the only one that thinks that way, but I know it’ll save on cost as well!

Below is the exterior Tony sent us. It looks great but has a more modern farmhouse vibe which isn’t what I’m going for.

Here are the inspo images of exterior houses that I like. We do plan on doing a dark exterior house or a black exterior house with black garage doors or glass garage doors.

I asked him to add a gable on the garage side and he sent us a this draft as an option with black siding and wood accent.

I wanted to see what it would look like with all black and no wood accent so I created this below using Photoshop:

I originally wanted the garage set back from the middle section, but what I didn’t think about (and what our draftsman had pointed out) is the potential water issue that could occur because of the gable above the garage. Yikes! No one wants a leak! Instead of putting the garage back, the garage will be pushed out in front of the house to get the water to flow to a gutter if we decide to move forward with this exterior.

Then I saw this inspo pic and thought “what if we did a modern roofline?”

I sent this modern exterior option to Tony so he can work his magic with the roofline because I’m not an exterior designer obviously. At least I can visually relay what I’m thinking though right?

I can’t wait to see what Tony does! Blaine and I decided that we like the modern roofline better so the plans Tony is working on for the finalized drawings will consist of the modern roof lines. I’m curious how this prices out. If it’s going to be outrageous then we may not do it, but we’re never going to know until we get it priced out, right? I’m not sure if this type of roof will be less or more wood, more labor than a traditional gable roof, etc. If we do find out that it’ll be ridiculously more expensive then we will go with a more basic roofline.
