New build update!
I haven’t posted an update in awhile, but we have some news that changes our timeline as well as some other updates that has us looking at each other like deer in headlights!
1. We now can’t build until my sister and brother-in-law’s property is developed. We originally thought there would be a way to parcel property for us, but the city is not letting us. We are now back to the original plan which is hoping we can break ground late summer.
2. Also, Blaine has been sending out our floor plans to receive bids. He had contacted 3 different lumber companies. One of them already said they couldn’t quote the project because they are so backed up. We are waiting for the quote from one company and received a quote from another.
If you didn’t know, the price of lumber is much higher now because of the pandemic. This new build is 150 sq. ft. bigger than our previous home. Just so you have an idea of how crazy the prices are, a quote we received from a lumber company for our previous home in 2018 was $74,000 (includes lumber, doors, and windows). The quote we received from a lumber company for the new build is $98,500 (only lumber). YIKES!
3. When we were building in 2018, Blaine mentioned that it was difficult finding a plumber for the job. That’s why when we originally thought we were going to break ground in June, he contacted a plumbing company right away so we could get on their list. Well, Blaine received a call and they decided to back out. They are just so busy and won’t be able to help with the plumbing except the septic. Skilled trade workers are very busy and in high demand!
So it looks like we will be in the townhome longer than we had anticipated while constantly telling the kids to use quiet voices. 😉 I’m crossing my fingers price of lumber goes down a bit once we are ready to purchase it! Also, if you know a plumber, please let me know! We aren’t in a huge rush to get bids anymore, but Blaine is still trying to get them so we have an idea how much this house is going to cost us! That way we can determine if we need to make any changes.
